If the flipping model is dead in your market, then a large number of wholesalers could not sustain themselves unless your market has a tremendous amount of investors looking for rental property right now.

@Brian BandasTo add to that tip about using first class then standard, I'd recommend using a postcard first to get that rejection to save money on the dead address first.

It needs to be mechanical because you don’t want it to stop functioning from a dead battery and you want it to be robust because you don’t want someone beating or picking out the rubber numbers with a screw driver and mess up your lockI would recommend looking at Simplex locks, DOD uses them on a lot of government buildings for these same reasons and we also use them for our multi family properties for common access … a bit pricey but they will take a beating, worth the look.

Also, only dead bolt on exterior doors, the lower knob is not keyed, that way tenant can't lock themselves out.
