It's a good idea to have some general ideas of pricing but ultimately the contractors will set their own prices.

I’m working on a new lucrative business which involves adding an amenity to luxury apartment buildings or A-class apartment buildings but I’ve only worked with SFR and multi family building data. 

A lot of sponsors are learning what a market correction can do to deals and that low end areas tend to get hit harder than high end areas, or that buying deals to flip in 3 years (and setting business plan accordingly) can really burn you from both a loan perspective and capex budget.

Has anyone else been in a similar position or have recommendations on how to set up the deed for a smooth transition of ownership?

I would set up lunches with those people where I would pay for their lunch or take them and their crew lunch at a job site so that I could ask a few questions.

There's no set norm or structure for a JV.
