I am buying single family homes in nice areas currently.

I'm currently working with a realtor to purchase a property that is completely distressed and will need significant rennovations inside (almost an entire gut; but not quite).

I was reading some articles (like the one linked here) about there being a federal ruling late last year regarding how buyers' agents will not receive direct commission from home sales in the future. https://www.paloaltoonline.com/real-estate/2024/02/20/after-...However, my cousin, who is currently a buyers agent with Compass in CA says not much will change, stating that if buyers' agents aren't paid, then who will connect homebuyers with the right sellers?  

I am currently looking at occupying one of the units, turning one of the units into a long-term rental, and the third into a short-term rental. 

The title and loan is obviously in his name currently but we agreed to fund renovations (and yes, we created a written agreement for this) and then share in the rental income profits.

Current loan <4%.

Does anyone currently have duplexes in Temple and how are they renting?
