HOA members generally can always change the covenants, according to the process, to meet their current needs as long as it doesn't violate state law. 

I am currently using Zillow to screen tenants and had the application option turned on so I have candidates who paid $35.00 for the Zillow application fee.

What is a simplistic software to assess current property as well as keep track of finances such as profit? 

My current goal is also to eventually get 5 or so rentals for some easy cash flow, be able to do maintenance and flips myself when needed, and live off of that one day.

Assuming current interest rates my debt service would be around $87k/year (30 year, 7%)  which I am comfortable with.

Going forward, I would proceed to learn as much as possible, network with others that are flipping currently, and understand what and why flippers are doing in your market.

We currently own a 4bdr house, about 370k left in mortgage, retail value ~580-600k, monthly mortgage ~2600 per monthWe would be gone for 2 to 3 years.
