For Realtors, most MLS's also offer an assumable search (for those that are identified correctly) when noted investors can find this information on additional details at the bottom of real estate sites like Zillow and Realtor.com under 'Terms' usually it will say conventional, cash, assumable...Title companies can be helpful with verifying the original loan balance and original note date which is a good indicator of the sellers note rate and how much principal they've paid down based on an ordinary amortization schedule. 

I would also like to see word art die a quick yet painful death real soon! 

I would keep the property, take the extra cash flow & invest in more rentals/real estate strategies. maybe start another business. never sell the house unless i absolutely have to. 

The deal was valued based on a recent sale of the local Holiday Inn, (only real competition for us) which also needed to undergo renovation.

I came across this BP thread listing the Top 10 Real Estate Markets for Cash Flow in 2024https://www.biggerpockets.com/blog/best-real-estate-markets-...However, it didn't mention some of the markets I see talked about the most likeOhio and Tennessee etc  I don't see anyone talking about McAllen or Idessa Texas.What am I missing?

I'm particularly interested in multi-family rental opportunities.Outside of real estate, I enjoy fitness and traveling!
