I will 2nd that -- While FNMA will hold you to 10 units financed...Commercial Portfolio lenders like small banks in WA will do a 80% LTV portfolio loan holding multiple properties cross collateralized with yields under 5.25% and no prepays or junk fees.

Should be a few weeks, fingers crossed. 

@Tim James  I suspect you can find some pretty good deals in the Roseburg area and not have to go clear cross the country.

@Mike Matern  On the loan application it asks if any of the downpayment is borrowed, so you'll have to answer that.Yes, I'm assuming the personal loan would show up on your credit.  

But, even with credit based tenants you need several applicants so the property manager can select the best of the applicants.

I think she could end up being a long term, low-fuss tenant.We've never rented to anyone with an adult child lik ethis that we intend on getting an application from and running the background check and standard stuff on both and putting them both on the lease.My question is do you hold the adult child (or any other adult co-applicant in other scenarios) to the credit score limit of your criteria??  

If the answer is you will self manage, do you know the applicable laws and requirements and do you have everything in place?
