Hi Jordan,  You may wish to consider how I got my start into real estate investing, which is to buy an affordable "beater" in a nice neighborhood, at least it was nice neighborhood to me at the time. 

It works for me at $66k which isn't that far off from the $70k for which you are hoping.

Personally, I prefer to implement @Michael Noto's strategy for myself as we are invested in CT because I can gain an edge in this market - something that wouldn't be as easy for me at a distance.
