Cape Coral is a super hot market right now with a lot of new construction and developments going on.Personally, I would lean towards building on the lot and capitalizing off all the demand for the area right now.

Not having a realtor is not a big deal, your seller will save a bit on their fees (which you can tell them as a selling point) but there may be a little more leg work as you do not have the convenience of a realtor taking care of some of the in between work for you. 

My RE strategy is to house hack and do buy-and-holds, so I’m leaning towards Subject To.

I have considered this, but lean in the direction of not so I can have more capitol to invest in other ventures when I relocate.
