The lenders will ask all your personal financial data anyway.But to answer your question - get the card that has cash back, no annual fees and low interest rates.

If you stick with mainly multi family properties you could contact the owners for all of those and they are very likely landlords.

Something you may want to try is contacting some local wholesalers buy calling the number on bandit signs or "As-Is / Cash Only" postings on Craigslist and explain what you are looking for and ask to be added to their buyer's list.
