This sounds like a good situation to consult an attorney, but I can't imagine you would be bound to a verbal agreement between other parties if it was never disclosed to you.I would personally offer the tenants to rent the apartment month-to-month at maybe $1850 if they want to have some time to look for a new place or $1750 if they want to renew for 12 months (maybe new rate goes into effect after updates are completed).

@Patrick Liska I had a free consultation with an attorney about 4 or 5 years ago and he basically told me that if the property was sold then the proceeds would pay off the outstanding balance of the first lien and any remaining would go to me.
