Hello fellow investors,For some context I was going to close on a house Today on Feb 23rd.

This was my 2nd REI Nation property, and I closed on a 3rd property this month.

Closing at the end of March.. 

The idea is to close as many deals as possible for the month of December 2023 and start 2024 that will shock the Real Estate World.

That window, while not completely, has closed a bit.

I bought a home for us and closed February 1st.   

I wanted to get into a quadplex but came to a realization that it was too far fetch for me when my lender ask I need to have 70K total (down payment/closing & 6 months reserve) for a 535k quad.

If you are using financing, make sure your lender allows for double closings and/or covers the full assignment fee.

The floor peaked and flattened back out but it is noticeable if you look close...not if you don’t.
