Any great self-managed property needs a high-quality photographer, handyman, cleaning crew, along with other property vendors as necessary (pool care, lawn care, pest control, etc.)What tools can I use to automate tasks?

It use to take me and a guy 3 days to do 1 clean up .

I'm trying to understand if we will need a property manager, or instead, just a handy man service, and a cleaning service, and we'll manage the property ourselves.

I guess overall I don't see the value in getting the umbrella, I feel like that's for more established investors with a higher net worth.

I am a homeowner's insurance agent planning to establish their own agency by 2023. 

A tenant that doesn't call in repair orders all the time, keeps the place clean and never wants to leave is MONEY! 

You put a draw schedule together, that establishes two things: what tasks must be completed to make a payment due, and the amount of that payment.

I would clean it, prime it with high adhesion primer and apply "porch & floor" paint.

There is just a specific established number based on those comps....and while we're at it, that 1% rule is BS too.
