We used the insurance company's preferred vendor for the smoke remediation… but we ‘made out like bandits’ on the painting / fixture replacement because they were wrote up  like $8,000 for the work and it probably took us 20 hours of work and $750 in materials to put things back together.  

Do you have any thoughts on using land comps as a way to value purchase price of mobile homes vs other methods like direct cap etc?

Also, everyone is anticipating much lower rates over the next 12-18months, so if you purchase today you will most likely refinance to a lower rate in the coming few years.With Real Estate it's important to remember not only that it is a long term investment, but that there are many ways to make money on the asset. 

I can see the arguments from both sides and am curious to hear how others might adapt their business practices if such a law is enacted in your state.Interestingly, South Carolina just implemented a similar requirement last week, and it seems like more states may follow suit soon.What are your thoughts!
