I've deliberated posting my opinion about a specific "service" and instead will generalize.An excellent marketing scheme, imbedding solicitors on websites frequented by distressed homeowners creating a wide-mouthed funnel to collect leads for a select few to 'cherry pick' who offer services (oftentimes offered without charge by non profits, or the mortgagee itself).

The conventional loan mentioned that does 80% arv requires 2% origination to the lender, charges a 1% prepay in the first 3 years, broker has to add in their origination, and then you have all the normal closing costs.

Also, he's building outside Seattle, about 2 hours SE, so the land would be much much cheaper than in Seattle proper.But I guess the point of my post was that you don't necessarily have to buy a property to make it cashflow.

Per ORS 696.990 this act is a Class A misdemeanor and subject to the violator being charged a penalty.So I'm sure other folks have come across this and I want to see how you handle it...
