If it's an older house (pre-1950) then, imo, the goal is to capture the character and soul of the old house and blend it with modern amenities.

Lastly, I would stay within a STR city that is primarily driven by tourist income rather than an isolated small town that would be equipped with local laws limiting your STR rental ability. 

Another way to gain clarity on a sponsor is to talk to neutral parties who are exposed to their track record, history, and character.

The Plugerville/Round Rock area has historically been a more family  with kids driven.
