There are many ways to do it, and what works for one will not work for another, so my advice to you is not to take specific advice from people here (especially the ones who inevitably will offer to sell you properties or their services) but rather to keep reading Bigger Pockets, take in as much as you can, connect with and ask questions of the people that look to be experts, challenge assumptions, and discover what is interesting to you. 

Who will handle service requests?

I've followed a google help to setup a wix hotels to handle it for now but it just doesn't look right, it shows bookings and is super confusing for tenants.

This being said some CPA do not like real estate and do not know how to handle it for their clients.

They're mostly in rough areas and in rough shape and have some challenging tenants to deal with, to say the least..  

In a direct exchange the proceeds from your sale go directly  to the title company handling your purchase. 

Looking for some advice on the best way to handle obtaining ownership of my grandma’s (who recently passed away) home.

Also, did you handle his deposit according to law when you received it?

I generally want the attorney/law firm handling the closing to also deal with setting up the LLC, etc.
