Well, one of them specifically objected to the word "obviously" you used in your reply to me, and the other questioned the value of a 15-yr plan during the times when we can only plan the next hour, if that far. :)  Tell me what rates we will have in 15 years, for starters.The way I might evaluate your decision is this: it saves me $10k today minus the cost of the cost seg study itself.

An eviction on record is a instant deal-breaker because it means the tenant would not leave the property without being forced by a court/the police to do so.Unless you want to find yourself in hot water with a lawsuit, stick to using objective criteria and apply them equally to all prospective tenants; no exceptions!
