As I continue learning about REI, what I'm thinking more and more is that what is maybe the single biggest factor in profitable investing is given surprisingy little attention.

Pay attention to people , who mention both the negatives and positives .And while you save and build money , I would suggest you to build your emotional wealth as well , because  the whole investing is 75% mindset and 25% learning initially , once you do few deals it will become 90% mindset and 10% skills .Please also note that - while you do your research you will come across many many "gurus" , who are unethical and fraudulent .

If you want to flip houses, sell pizzas, build hammocks- they don't care. 

For some, cash flow is #1 and they don't care if their 40k property will sell for 41k in 5 years and is harder to unload.

I am wondering if banks will care about this and with any cash deposits. 

Who cares?

We bring deal finders into the GP and take care of them.

Sometimes, neighbors volunteer to take care of these type of  properties.
