I just closed a sixplex with local investors I know from a local meetup group, one of whom has a Realtor license but I brought value to the deal through my previous due diligence so I earned the commission.

He has brought us three different space heaters to set up near the areas (one for each sink, one near the washer) and so far, so good.. however, there is nothing in our lease about running space heaters when it’s cold.

Our lease covers when the trash and recycling must be taken out, when the empties need to be brought back, and what the penalty is for failure to do so.

Obviously, there are exceptions here, like if the agent that brought you a deal goes MIA and you need to act fast.

I recently got the itch to get into real estate investing after reading Rich Dad Poor Dad (now I am reading How to Invest In Real Estate -- which brought me to this site).

I plan to make a lot of buy-and-hold investments in the Scottsdale and North Phoenix area in the next few years.Yep, I have been hearing Phoenix being brought up in the area.

It probably differs depending on location, but for us it was Zillow that brought the most interest and most serious applicants. 

For those people in my circle, we were never brought up to invest.
