You're going to hang up a ton of cash here for a long time. 

I poked around for over a few years now to see what kind of groups would let me hang around and help them in exchange for learning.

The management company charges for everything including $25.00 to change each light bulb, fees for hanging elevator walls with mats when tenants move etc.

The lower cap rates will make it to where you cannot likely offer the returns investors would want to invest with someone new for the risk profile.So even on your first deal the likelihood is you will be giving a chunk of it away to a partner to drive the deal along with the passive investors.You have to crawl before you walk, walk before you run,etc.If you tell a commercial broker you want to find a deal then get capital and a loan with limited to no experience generally a hang up of the phone in a few seconds.

So 1 person completely gutting, wiring, hanging and finishing drywall, painting and then laying or refinishing floors is roughly 70 man hours for a bedroom. 2 people should shave a bit but not much off the total man hours.

I have gotten in trouble in the past listening to attornies and their opinion of the rules.. if the state wants to hang you the could care less what your attorney said frankly.. and its a ton of dough to defend yourself..
