not sure what the return is I never bother to run the math but I know we are making some nice profit here. although lumber sky rocketed and I bet we will pay 200k out of our 2 million in lumber over runs..

If you do and are, tenants won't even bother asking you if you own anything. 

You can try asking the Seller to pay you the remainder but they are under no obligation and probably won't even bother responding.Your offer to purchase should include a requirement that they provide all documentation and agree to sign an estoppel certificate (also called estoppel form or agreement).

If you can do it without them, don't bother.

I know that with an actually letter and envelope I can get more personal and go into more detail, but alot of owners wont even bother opening them.

So, unless you have good credit, income, and small debt, you’re better off not even bothering with trying to get traditional financing these days

I get these types of phone calls every day, and I don't even bother with them anymore -- I ask them to send me an email instead.Serious buyers know the big wholesalers in the area...and they know an experienced wholesaler from a newbie in about 2 sentences.I would recommend calling and saying, "I don't mean to bother you and I won't take more than 30 seconds of your time.

Overall, I'm happy with the results but it does really bother me knowing I could have made a bigger profit.
