They have enough life experience to know how to change a lightbulb or flip a breaker.The issue I have is when parents want to cosign for their kids that are immature and irresponsible.

Most commercial lenders I know need 45-60 days to close due the the wait time on the appraisals right now, so you'll need a bank on board that can do it quicker maybe using an abbreviated appraisal process (they can do under a certain $ amount).

Most agents will not be on board, since this process takes a lot of time.

I see that the carpets cleaning is being ignored, there are many stains all over, the paint on the walls are starting to wear with kids marking and drawing several places. 

I now live in a normal house that still meets my needs and I freed up quite a lot of money by doing so like you are describing.But if this new house doesn't have a 2nd bathroom and you really need one due to your kids, you will hate that and be kicking yourself later.
