One question I always hear on BiggerPockets when people ask about leaving their W-2 job is: "If a property cash flows at X how many of those properties do I need to buy before I can reasonably expect to pay my bills with that income?"

They have bills to pay on the property like taxes, insurance, mortgage, utilities, maintenance and repairs, and replacing components of the home (cap ex).

Nature and provider of the utilities (city water or well, city sewer or septic, other utility sources and whether or not they are direct billed to the tenant or not)Age of the parkUnderground infrastructure age and condition (have there been any repairs?)

You'll probably need a new gas valve, so expect a bill for $300 or so.

If you have been rehabbing Houses then you realize that it is common practice for the contractor to try to do an add-on price hike on the final bill.

Appreciation however will not pay the bills in challenging times!

Probably more than that.See, what matters is not what the bill says something costs that tells you how much it costs you.
