I'm looking for a CRM with the following:-The ability to save important documents such as leases, invoices from contractors etc (right now I have everything saved in files on my computer)-The ability to receive payments-Some accounting capabilities (tracking basic expenses, ROI, etc)There's so many options on the market and I don't know what's best for my needs.

The tenant is also claiming that they're afraid we're going to charge them for items we said we would fix but never fixed (this isn't true, we fixed the items and there were also a few small items they offered to fix, I have everything documented).

@Marina LoosRead the original loan documents, there may be a section that you are required to update them with financials / tax returns.If there is no such section, ask them what happens if you don't provide such documents.

If you're still not sure, talk to your insurance provider and they should be able to answer your questions better than we can.As others have said, the best way to protect yourself is to know/obey the law, treat your tenants honestly and fairly, and document everything.

SB 291 prohibits the landlord from charging a screening charge unless the landlord includes written notice to the applicant of the following:A right to appeal a negative determination, if any right to appeal exists;Any nondiscrimination policy as required by federal, state or local law plus any non-discrimination policy of the landlord, including that a landlord may not discriminate against an applicant because of the race, color, religion, sex, sexual orientation, national origin, marital status, familial status or source of income of the applicant;The amount of rent the landlord will charge and the deposits the landlord will require, subject to change in the rent or deposits by agreement of the landlord and the tenant before entering into a rental agreement; andWhether the landlord requires tenants to obtain and maintain renter’s liability insurance and, if so, the amount of insurance required.The following will require landlords to review their screening criteria and application documents.
