Tradewind is everywhere, we just choose to stay in the back ground and do a lot of deals.

All the metes and bounds stuff is very dry, and you may never actually need to know it to work as an agent, but it’s good background knowledge to have and you do need to know it cold in order to pass the tests.

1) A Land Trust is a winning idea no matter the size of your town.2) It's by far easier, especially in a small town (usually dominated by a "good ole boy" network) to finance your deals privately.

Especially when very little meaningful data can be obtained in the other background checks. 

Prequalify your people also - credit, rental, criminal background - anything you can legally get helps to see how they will treat you.

I would check credit scores and criminal background check all these tenants they managed to miraculously add.
