With an assignment, your fee should just show up as a payment, and all the costs would go to either the buyer or seller, as determined by local custom.

Everything I read so far has the 2 terms separated, yet they both seem to mean the same thing - seller keeps the loan, you put the property in land trust and assign yourself as beneficiary.

I have a rehabber on mylist who is almost done rehabbing 2 properties.The FMV is around 360k.He gets these properties so cheap, that he is dumping them for $220,000.I want a piece of this.He said that he will let me assign them.He will only put them under contract if I have an end buyer in place.If I dont have a contract on it, how do I find an end buyer without them going behind my back on the deal?
