Judging from the pictures, the interior units appear to be in good shape.At the purchase price of $1,350,000, I am getting a cap rate of 7.52%, Cash-on-Cash 7%, Average Annual Return of 6.9% and an Annual Cash Flow of $30.473.Not sure if these are the best returns.

I recently found out that selling an assignment in Georgia is being investigated by our state ( selling real property not being on the title to another person)  -  it appears to be illegal without a RE agent license ( which I have anyway).At least there are options if you don't have the cash right now.

Hey BP. i was very excited to get a pre-approval letter so i could know my ball park figure so i could begin to find deals and analyze them, and it appears that my income is too low and i do not have "too much" saved up, (currently about 7k). i work full time and receive an annual salary and credit score is 750+I am currently saving up and networking with other rei's so i could partner up for a flip and grow my capital.

It's definitely not a great area, but the houses are cheap and appear to be able to rent out at reasonable rates (albeit to lower quality tenants).
