I track all my finances with the personal capital app (no affiliation) it’s free, I have a dedicated money notebook, at the end of every pay period I physically write downNet worth AssetsLiability Bad debt RE investment account balance RE reserves account balance The act of writing this down and being able to look at all the numbers from the last month, week, etc. really helped me achieve goals faster than I could have imagined.Also watch your credit like a hawk, it’ll save you hundreds of thousands over your lifetime.

You could use an app like DealMachine or get the address skiptraced on LeadSherpa cheaply, then go direct and negotiate.
