HelloIf I am looking into putting a property under contract but I am not in the state to be able to physically inspect the house how would I be able to otherwise properly estimate repair cost to do my own numbers research before actually buying and/or selling?

From what I've found, you can hold the tenant liable for all court costs if you win the suit and they are evicted (not sure how often we actually end up collecting, but we can try, right!).

Unfortunately the bank loan market has become really tough, with the banks tightening restrictions, imposing difficult metrics to deal with and applying commercial rates and fees to my property.I've been able to get a basic commercial loan offer, not what I wanted, but what I could get.  1m loan, 5% fixed rate, 5 year term, 1.25% fees and legal up front, and a lot of paperwork and hurdles to overcome yet to ensure I actually get the loan approved.  

In Texas, you can choose Replacement Cost roof coverage, Actual Cash Value roof coverage (which factors age and depreciation to give a partial payout instead of full payout), or no coverage at all for wind & hail damage (an exclusion). 

I'm actually going to leverage 1/4 of my equity. 

Or any way of asking might be what is the most important information a tenant buyer must provide prior to qualifying for a Rent to Own program without being excessive in that it might by 6 to 24 months before a mortgage can actually be obtained. 

I highly recommend that investors who use an SLLC as an asset-holding company use a Traditional LLC as a shell company that conducts all business but does not actually own anything.
