Here are the couple basic terms:-the loan is full-recourse and we are BOTH on it-everything will be split 50/50 between him (operator) and I (the investor).I’ve never done a joint venture in the past.

In your opinion do you think joint venture is the way of your lacking capital?

Should we get a mortgage on our names in order to avoid having to take a commercial loan (Min 25% down), and how does the mortgage work with a Joint Venture ? 

@Kevin PurvisShe said she has a joint savings account with her siblings with a “substantial” amount of money that she could send me a statement of as proof that she could pay her rent with that if needed.

Hello BiggerPockets community,My name is Matt and I am a Florida Real Estate/Business Attorney, Realtor, and emerging Investor.I have a great deal of experience in the real estate industry including real estate litigation, residential and commercial leasing, joint ventures, zoning and land use, commercial and residential sales, and private lending.I am self taught as far as my knowledge of real estate finance is concerned and haven't yet pulled the trigger on my first deal. 

My assumption based on the post is that what you have right now is a wet area with dirty green board already up and joints sealed.That being the case, money nor time is an issue in replacing it because it would take 3-4 hours to replace it and then the cost to do so.

Couldn't the "ousting" be thwarted by adding in a clause within the joint venture agreement? 

Or another possibility is considering taking on an equity partner or joint venture partner.

I would probably do a separate LLC for every joint venture with a different person, but not for every property.
