It is normally very hard to cut ties at this stage of the process because you already have a price on the whole job and it is much more expensive to have another contractor come in and finish.  

The whole point would be the BnB in a town very short on BnB's.

Welcome aboard @Adam BeckstetdtThose seem like pretty achievable goals. 

I don't have a sound answer for you because I don't know the whole picture but I would suggest getting out of the 15 year mortgage at a minimum.   

@Michael C Gregory, the only way to help them is: pay off their whole loan for them.
