It's not hostility,i just firmly believe that no book is gonna teach you even 1 life lesson.It's called "common sense".You can have all the book smarts in the world but if you have no common sense you are doomed in the RE business.RE is no place for these hippity hoppy people who bounce from 1 idea to another.It makes it tougher on the serious people.If you don't like the site, then so be it, but there really is no need to flame the posters, and attack the whole site...All you are really doing is adding is more posts to "wade through"

Whole-heartedly agreed - Kilz is your best friend.....if it is true hard wood - you do have a choice though.....Start by ripping out the carpet - in a lot of cases - the pad is what is holding a good chunk of the smell....pull the pad & tack strips out - if they are stained....once that's out for a day or so - then you can re-evaluate.....if you're gonna re-carpet - try with the Kilz before replacing the sub floor....you MAY be ok....also - they have a water based Kilz - easier to use than the oil based....JMHO....Thanks - Ken

i dont have anything to reciprocate, because i am just getting started down this road, but definately want to know who managing what where and for whom.i have a big plan, which if i am able to implement it, we will all be making plenty of money, and the REOs will fly, if not move waaaay faster then they know they can move them now.this whole REO thing is screwed up.

I charged my buyer an additonal $5000 just to give them the exclusive opportunity to buy it from our pool of investors and she happily agreed to that.The point is, this is the best deal I have found lately, and only 3 other offers were submitted so obivously there aren't a whole lot of realtors who know what I know.
