A meritocratic worldview has its benefits to be sure, but it also has many problems and its worthwhile understanding what those problems are.... because maybe they contribute to the problem we are seeing in the system!

After reading through this very worthwhile thread, it seems that most of the responses are regarding fix/flip. 

We dropped the price again over the weekend and possibly will have tenants by EOD, so perhaps we didn't go low enough to make the unit worthwhile. 

A good tenant is worthwhile, and one month of vacancy can wipe out 2 years of $50 increase depending on how much your place costs.

Most personal homes do not make worthwhile investment properties due to rent being too low for property value.

In Ohio, you can still do the entity transfer, with the caveat that the school districts, especially in Franklin Cuyahoga and Summit Counties are aggressive in trying to uncover these transactions. 

As for drip pans, i don't think they are worthwhile except in certain situations.

However, for every company I find that looks decent, I end up uncovering some scalding reviews that make me uneasy to make a purchase with that company.
