Too much studying and not enough action might trick your brain into feeling rewarded without actually getting the deal, and you will certainly find it harder to act the longer you sit on the sidelines.Nothing taught me more than my first purchase.

It's tedious but you start to see some trends popping up and then I dig in deeper.

The trick is to buy the properties at the right price from the right people.

@Drew HoffosI’m going to buck the trend here a bit and suggest that you go all in on an apartment building, but maybe wait 6 months or so in anticipation of a dip in the market.I work more than full time, and have more than a dozen properties, and the effort involved with both procuring them and then managing them is more than what a lot folks would find tolerable I think.

It will be interesting to see if there is a trend to leave the cities after covid and live in some other type of trendy location.

If interested I can bird dog some deals and if needed can also underwrite deals with full analysis of the area including comps, school districts, development and trends.
