Neil we've been targeting low property tax town next to train stations in easy commuting distances to NYC.

My advise, do the classroom training.

I started with KW as they have excellent training (but high fees).Once you know what you are doing you can switch to a lower cost brokerage if you wish.

Many times there are teams that they have and are willing to train and mentor you.

I am wondering about the costs involved, training required, and time it will take?

-I am training for a half iron Man right now which takes up about 10 hours per week, so I have less time to put toward a reno.Any advice would be really appreciated!

There are endless amount of trainings etc that can be offered.

As a landlord even trying to help is just inserting another person without the specialized training into a volatile situation.
