If I am not doing an assignment and instead plan on doing a back to back closing using transactional funding for my A-B close, when I am advertising to my end buyer I sometimes get asked "what is your assignment fee?"

I believe I am going to remove the wall for two reasons:1) I think the removal to a more open kitchen/living room plan will add a slight increase to rental value.2) It will greatly increase the resale value if I every choose to sell as everyone wants open floor plans nowadays it seems.A little more reasoning on my choice:The area has great schools (all A/B+ and for all grade levels) and new subdivisions are opening up all around.

I'd be happy to answer any questions you may have.As long as you use separate funds for the AB (A=seller, B=wholesaler/you) closing and C's funds (C=end buyer) funds the 2nd BC closing, you can double close.

Im not sure in the " A-B" zones but i havent found any good deals recently mainly aurora joliet and for some time looking in the Melrose park bensenville area.
