1099 income is self employment, meaning your claimed income will be ignored by any traditional mortgage lender (no, issuing yourself paystubs or showing bank statements will not work), and we are forced to just go off of what your tax returns say.

When I look at others work and notice they skipped two coats on the corners/cuts or didn't use primer I get annoyed but I guess I don't have to live with it.

I'd be bringing the cash needed to purchase any property and they would bring the work and possibly the deal + discounts on supplies. 

Meaning once you have one with BofA then you will need to go to SunTrust to get your next for example assuming your debt-to-income numbers work and such.

They are seldom ever reliable, you will be constantly chasing them to do the work and you are creating a liability.

Some need alot of work and others don't with tenants already in place.
