Is there another income source on the property such as wash/dryer, storage, or carports to help improve the cashflow.

I’m a real estate investor looking to turn a pair of warehouses into self storage.

Basement with storage rooms (1 for each apartment that would be extra) Laundry room.

This can be done not only by raising rents, but adding income sources (covered parking, garages, vending machines, storage lockers, furniture rentals, corporate units, student housing, premier amenities) and lowering expenses.

What's worked for me is attending local networking events and just putting myself out there as you're always bound to cross paths with someone in the same shoes as you, but just a little ahead.
