Most don’t even bother to tune into job and unemployment numbers anymore due to how skewed different data sets have become.Even though the most conservative figures show housing rebounding, especially in hot areas like San Diego, there continue to be doubters.

The thing is, you have to set a good amount of time to filter candidates, interviewing them and training them.

If they do not accept, I can rest assured that it isn't too much of a set back and proceed with the purchase.

A more specific example is if a private investor had 135K in the deal for me to obtain the property, and I made a monthly payment to that investor for 12 months with the intent to cash out refi and pay the remainder of the 135k plus reasonable ROI... does this seem typical or is it all based on investor objective?

The time specified in the contract was never respected, not the construction set I sent, but the results were going OK, and I was dealing with it, trying to finish.Suddenly The guy disappeared, He didn't reply any or my emails text or calls, even I was following through pictures, some things he said were done, are in reality not done.By mistake the kitchen cabinets and backslash were removed when the construction plans I sent was specified just to paint them, and I'm thinking they probably demolished it by mistake adding a big expense. 

I was set to close on a house today (currently in it's redemption period of foreclosure) but the appraisal last week discovered that the square footage had been listed as more than 250sf over actual, taking the price per sf from $74 to $86; still ok but not nearly the deal I thought it was.
