@Daniel Luedtke yes, raise rent to have the lawn care inckuded, you will be much happier and less stressed.If the other tenant is a problem, look up what you State requires to get rid of him and non renew.

Also, the owner seems as though he's really ready to get rid of it because of how long it's been on the market.

If not, then he needs to play out his 7-day notice of default and opportunity to cure, terminate the lease, and then:If there is just a small amount of stuff left that MIGHT have been abandoned, hold it for 14 days after sending notice to the tenant's last known addresses (usps, text, email, all he can find) to pick it up and, afterwards, get rid of it.If it looks like some of the stuff might indicate an intention to come back and get it, he will have to file an eviction lawsuit, just to protect himself.

I have heard stories of people trying to use the stuff they use after a fire to get rid of the smell and being unsuccessful.Never will I allow pets.

If so, that owner may be telling you that the guy pays on time so that he can get rid of him.
