I have always focused on residential real estate listings although I did handle some residential and commercial leases.

I believe reading can teach you well but it is in doing the process thats makes it real.Stay focused and be persistant and your hard work will pay off.

Focus on rebuilding your credit and work hard to get in a better cash situation before investing...There are certainly ways of investing without cash, but if you have HORRIBLE credit, that's generally a result of not knowing how to handle money, and therefore you'd likely get yourself into more trouble trying to invest without cash.

The reason for this is because at the beginning I was very unfocused and was trying different stuff.When I finally cracked the code, I knew that internet has TON of opportunities but the FOCUS, determination and passion has to be there.

This fact is causing me to focus a lot more than usual on developing closer relationships with potential buyers and focus on reaching out to many more of them to get just one.

I'd buy houses and be open to renting to either students or the huge resident population that staffs the service industries that serve college towns (guess which of the two is here year round and is thus the one I focus on).Tim

I have since decided to focus all of my energy in gaining more investors instead of using credit cards for the main down payment and has been working out well.
