Disclaimer: I am not a professional electrician.Yes, you have to provide a GFCI outlet in a bathroom.For new construction, I think the bathroom has to be on its own 20 amp circuit, but I'm not sure that's always been the case; it may have been 15 amps in the past.Like @Donald Howaniecsaid, you can get a combination GFCI and switch that fits in the space of one "regular" switch or outlet.

(google search)understand you CANNOT ask extra rent beside the approved amount, and sometimes the voucher may include utilities which means the $1,400 on the voucher may be 250 for utilities and 1,150 for tenant portion + hud.also depending on tenants changing financials and family changes, the % amount paid by hud and tenant may change over time.i would give a call to local office and also find fellow landlords in the area already working with section8 to network with.you want nice,clean, durable but not very base level. section 8 tenants usually have choices so DO NOT BE A SLUMLORD.you are a nice professional provider of quality home solutions for nice tenants!

Except you may have to evict on a regular basis, which reduces the net.Tenant Selection Criteria=The kind of tenants in low class property open the door for way more issues beside just the numbers.The only time I buy property in a low class area is if the ARV (Equity has to be substantial) and the cash flow on only 50% of the units meet my ROI.  ...and on a side note, as a Property Manager, you will be charged more than 10% on Class D units (Either in the monthly percent charge or in fees: Trip Charges, Evictions, Make-Ready, Maintenance, etc.)
