How are you approaching funding your deals in this current market?

While you start working on getting your first property I would network as much as possible so you know who to connect with in your area when help is needed. 

Relationships are everything in this business.Our current land development pipeline now comes from relationships with a local landowners.How are others sourcing deals?

This are the numbers:25 unitsAsking price 1.5MI will offer 1M $11,780 monthly rent income$13,000 annual expenseYes, the expense ratio is low but it's because it's in the island where we do not have property tax, insurance is for liability around 2k a year and it's all concrete structures.

Does this actually make sense both from a selling standpoint down the line and a renting standpoint short term?

This new property is roughly 1,600 sqft, with 3 beds and 2 baths.We see this as a unique opportunity, especially considering how rare it is to find this price for new construction in the California market.
