I was excited to get more insight with another hour of great ideas in  BP 16-- dealing with Seller-Financing, Private Money, etc. but to my dismiss  I heard only a 4minute announcement that "We had to remove this program because new legislative ' Dodd-Frank' rendered many of its recommendations illegal."

I like to take the 30 year  mortgage, or as long as I  can get with private lenders, or seller financing, here are some of my reasons why:-If I can depreciate the home for 27.5 years, along with the  mtg interest, I can reduce taxes further.

My thought process was to do all the due diligence (Inspection, appraisal, rent estimator calculations, etc.) and take all that information to my potential private investors, them bringing the capital, me doing everything else.

If the property is in a condition that prohibits getting bank financing, then your only other real option is private/hard money.

thank you @Matthew Crivelli I know most lenders won't accept a second position, but just wondered if a seller or other private lender was allowed as a second position holder on the dp.
