Asking for a highest and best isn't being greedy, it's just being a practical business person.

I believe they are correct about the lease being implied.The suit brought against me was in reference to a tenant without a signed lease.In my view, the only way to change this is to have a law written at the state level, forbidding the practice.

You can build a effective buyer's list this way and never have to face this problem again.Lots of others gave you more practical advice on fixing this little problem.

I do agree with you tho in that best practice may be to hire an experienced contractor and pay them to walk a property with me or help me understand how they would breakout the costs.

Talk with your attorney on best practices in their opinion.

Just thought i'd ask.Maybe the best practice is for you to put in that the earliest you can raise the rent no earlier than 12 month from when the tenant move in (so you don't take advantage of that situation).  

Would like to begin with fix & flips, however, it seems like wholesale may be more practical for me right now.

Please note: that in some states RUBS is common practice while in some states its not something that tenants are used to.typically in the second, the cost of utilities can be added to the rent. ie. $650 per month including heating etc. 

But is it still good practice to pay them per task NOT per hour, correct?
