It sounds like you're accustomed to more permanent financing options, but a flip loan is really a short-term bridge loan that acts like a construction loan.

Eventually the inflation and high rates is going to have ramifications.Note this is not in every location nationwide, as some pockets are more resistant and some are less resistant.

LIke how to get rich in foreclosures right now would be pretty tough to do since they are non existent.. or in a uber hot market like now.. owner financing or the super duper lease option niche these all work in heavy distressed economy cycles but pretty tough today.  

I also recommend you consider looking at a professional property manager that can protect you from these mistakes and maybe even put more money in your pocket.

Lastly, I started to listen to a few of David Greene's videos on Bigger Pockets. 

The latter would be the least ideal option for me, but maybe it is the way to remodel the whole unit and increase the rent of the space.
