They are requesting for engineering plans, structural & plumbing, soil, bio reports & property survey.. should I give them all these reports without an offer?  

Electric and plumbing appear solid.Comp:  2 bdrm serious fixer upper next door (corner lot) sold for 58,000 last December.

If you ARE worried, get a home warranty after 1 year for $40-$50/month and figure you are covered for major appliances, plumbing and HVAC.  

Washing machines - again, replace this (sample size of 1).For me, it's almost always plumbing or kitchen related.

New heat/ac, roof, water heater, floors, toilet fixtures, plumbing, and electrical.

Just curious; what is the plumbing/electricity like in these?

Hoping no electrical or plumbing work but we wont find out until the walls are opened.Regards,Kevin

Now I'm sure someone will ask where I got $30k, I know a few different local investors that I have rented apartments from, and they both said cosmetic rehabs like the one I described usually take around that much, assuming major repairs don't pop up like electric, plumbing, and things like that. 

Needs very little work but the gas has been disconnected and meters removed, and there's some minor plumbing required for the forced water heat in the basement.

The biggest issue I see is the age of the home, I'm wondering if there are electrical and plumbing upgrades you'll have to do if you open up some walls?
