Oregon is not an attorney closing state.. you simply need to bring you cash into escrow close then resell.pass through escrows are not really done there.. title company wants your funds wired in.. also not that you could be touched being out of country.. but selling a property you don't own in Oregon is not legal. title co. wont care. 

So my situation is basically out of funds.

On the micro scale, especially this time of year, add in school access/assignment, subdivision 'dynamics' (when I was more active in Wake, I tracked NOO/OO ratios and out-of-state investors as a metric, including hedge fund buying) inculding crime, HOA behavior, proximity to employment centers, etc.

If he wanted to reduce his debt by 400K by adding his own funds then he would still accomplish a full exchange. 

As @Ben Leybovich suggested, using the funds from the sale to catapult you toward a better credit profile could be beneficial for you in the long run.Best of luck with whatever you decide!

Do you receive the funds when booked or is it held by air bnb/home away until the reservation date is reached?

There are still some places where you can buy a decent 16 unit property for $500k ish so you could get in for $100k but you would then have to also fund the rehab.
