Otherwise, the seller could potentially be so tripped up with (unjustified) paranoia during the verbal negotiation stage that I somehow am taking advantage of them that it will hamper their decision making ability, and hence, be paralyzed with indecision and most likely hire a Realtor to represent them and then before you know it the property will be on MLS and a bidding war ensues.

Crime is a lot lower than any place on the east coast.There is plenty to do in the summer and the big towns are day trip distance if you want more.There is a Coastal Oregon Craigslist and you can google any town name plus real estate and get a listing of all properties for sale.My opinion is that you'd want to be north of Florence.
