@Ray Alvarez I am building my first spec home, but when I say I am building- I mean I am hiring a builder that I cross-referenced, researched, visited his job sites, and after checking all the facts sat down with multiple times.Don't do it yourself, well actually if the bank is loaning the money they wouldn't even allow it.The first step will be identifying an area of town where the vacant land prices make sense given the cost of construction.

That means they can facilitate the loan process in-house, without the paperwork having to cross the desk of someone at the SBA (think of the time/money savings here).

Another thing I do is I call local professionals, I am big on cross marketing.

A common strategy is to cross collateralize.

It's interesting to hear your responses about Sunnyside because when I began researching Houston, Sunnyside popped up as an area with increased violent crimes so I crossed it off my list. 

I ran the Tunnel Vision marathon out in Seattle and the Marine Corps Marathon this fall, with many halfs here in Pittsburgh. 

So it just comes down to refining the details (especially the numbers) and then, as a wholesaler you've got a lot of legwork it both directions (finding properties/finding investors) When you are in this situation and you're assessing a property, certain investors in your network should be crossing your mind as the property begins to fall into certain criteria.
