If they are not on, then there may be a good reason why they can not be.In the case of HUD, an owner occupant has an inspection period where they can activate utilities AFTER getting approval from Field Services. 

If the buyer meets those qualifications I'd keep moving the ball down the field. 

I like the job I have right now but I want to get into a career field that has more to do with real estate.

My house is FREE AND CLEAR and the property value has nearly doubled so I can't understand why a credit union/bank/loan company would not want to give me a loan with my house as collateral.. but, that's not my field so, whatever! 

I have been in the appraising field for 4+ years now and specialize in retail, multifamily and industrial properties throughout SoCal.

I'm 22 with no experience in the real estate field but would love to start as soon as possible.

I have a stable corporate job, but have always had the  entrepreneurial drive on a small scale, and wish to apply my desire into the real estate investing field.  

Since that's not my field... again, I'm not going to complain.

RE is one VERY tough field to get high search ratings.

I have no formal training  in the field, so I am trying to read as much as I can and hope to find a local mentor.
